Two extra storeys proposed for Rotunda

Tuesday 29 April 2025

The Rotunda building in Ware Road could become a five storey residential block if plans to add two additional floors are approved.

The three storey office building already has planning permission for conversion to 22 residential flats. The addition of a further two storeys would increase this to 34 flats.

The flats would feature an open plan kitchen/lounge/dining space with separate bedrooms. Provision for 25 car parking would be made in the existing car park.

The Rotunda sits at the junctions of Ware Road and London Road, adjacent to the busy Mill Road junction, which is controlled by traffic lights. Commercial properties Stag House and Yeomans Court sit either side of the building.

Traffic generation analysis produced by consultants engaged by the building's owner has forecast that the proposal will see minimal change of two-way vehicle trip movements during both the morning and evening peak hours.

The Rotunda was built in 1991 on the site of the former Plough Inn
